In my coaching experience, I’ve seen the transformative power of this clarity. For instance, a team I worked with was struggling with inconsistent client experiences, leading to unpredictable results and lower-than-average repeat and referral numbers.

By defining each step of their client’s journey, from initial consultation to post-sale follow-up, we were able to establish a consistent, high-quality experience that not only improved client satisfaction but also enhanced team accountability.

This measurable journey acts as a roadmap for both new and seasoned team members, ensuring everyone understands the critical touchpoints and the value they bring to the client experience. It’s about moving from a “gut feeling” approach to a data-driven strategy, where every action is intentional and aligned with the team’s goals.

What makes a team thrive?

As a high-performance business trainer, I believe the key is in an eco-centric performance culture. For years I’ve coached North America’s top-producing CEOs, team leaders, and brokerages to translate high-performance systems into billions of dollars in additional sales volume, and in these spaces, I’ve recognized the secret weapon inherent in all top one per cent performing teams. 

Conscious leadership — the tool with the power to bolt or unhinge any business — became my mission. 

How do we unlearn top-down leadership to support a thriving business ecosystem? What should solo agents and team leaders look for in each other to build healthy collaborative environments? 

At the Toronto Regional Real Estate Board’s Realtor Quest in May, I dug into the topic with a panel of team lead all-stars, sharing their best practices with attendees of Canada’s largest real estate conference.

 

Know who you are

 

The first step is knowing who you are. A legacy business in a luxury niche market operates differently than one in its building phase, so before you set off on the journey, you need to envision exactly where you want to end up. 

Representing the building phase of team structures, Kenneth Toppin, leader of the Kenneth Toppin Team and CEO of the Harvast App, believes that strong teams thrive when agents relate to their leader’s values and sales approach. 

For example, Toppin is a data-driven leader. He created Harvast to track leads, conversions and follow-ups from door-knocking efforts. Harvesting the data, he works with his team to train and mentor specifically where they are not meeting their targets. His focus on systems streamlines growth for his agents and leverages their strengths to support the team effort.  

This lead generation approach isn’t for everyone — and that’s okay. Discernment starts with knowing who you are as a team and an agent because misalignment and lack of inspiration break down company cultures. 

 

Know your role

 

Mike Heddle of The Heddle Group rejects top-down leadership in favour of bee-hive collaboration. “I wake up every day with the idea that it’s my job to make it rain for these people. They don’t work for me — I work for them,” he says.

Representing high-performance teams, he notes that for a lean number of high-producing agents to achieve 200 to 300 unit sales per year, everyone on the team has to be interested in supporting each other towards a greater purpose. 

He encourages agents to seek teams with aligned values but also ensure there is space to support their strengths. Heddle gives the analogy, “First, you need to ask if you’re on the right bus. Then you need to ask if you’re in the right seat on the bus.”

 

Know the value proposition

 

Self-awareness isn’t all that matters, though. From an entrepreneurial perspective, Chuck and Melissa Charlton, leading partners of the Charlton Advantage Team, encourage you to look for a team that offers the greatest benefit to your time, money and joy. 

“Focus on the team’s value proposition,” Charlton encourages. Doing what you love increases your energy and capacity for higher performance, so you want to make sure you’re joining a team that supports that by getting clear on how much they’re going to take off your plate. 

Dan Gemus, team lead of the Dan Gemus Team, cautions against searching for the wrong things. Most agents immediately want to talk splits — but does the most favourable split matter if sales are low? 

Gemus, running a high-performance team producing 200 to 300 unit sales per year, doesn’t think so. He suggests aligning yourself with a team that offers the best culture and training. If the team culture is supportive with best-in-class education, any split concerns will be made up for in higher sales. 

 

The bottom line

 

In high-performance training, I correlate these tips with a fundamental principle of top one percent performers: leverage. Focus on what you can leverage from a team to increase your performance and work amongst leaders and agents interested in exchanging value. If you’re looking for high-level profits, look in the direction of service-based leadership, collaborative teams and quality mentorship.

A new film, The Relentless One, chronicles the life and work of Kathleen Black, a well-known performance coach, keynote speaker and author.

Black “survived a challenging childhood as a witness to her parents’ domestic abuse and became homeless at 15 after she survived her own physical and emotional abuse, which landed her in a psychiatric ward for observation,” says a news release about the film. “While these traumas would have crushed most people, Ms. Black chose to not only survive, but thrive and grow stronger through it all.

“Her remarkable perseverance personally and professionally is why Ms. Black has become known as ‘The Relentless One.’ Her inspiring tale is documented in the film and shows the audience how she uses her past pain to fuel her future and incite others,” says the release. “Her journey has led her to teach others how to survive unimaginable hell, feel safe and flourish in all aspects of life.”

Black has written two books and was awarded the “Iconic Leaders Creating a Better World for All” award from the Women’s Economic Forum. She is founder of The Ultimate Team Summit Event, the largest team specific sales summit in North America. She is also a keynote speaker and has a TedX appearance scheduled in October.

“We have built, and continue building the most efficient, productive and profitable teams in the world,” Black told REM. “First by powering up leaders to be clear and confident, second by building their business foundations with our proprietary systems and processes, and third by helping them recruit and train.
“We launched the first all-inclusive team coaching model in the industry last year, as well as a level for Soloprenuers on their own or on a team, and a level for those expanding into teams needing hiring, CRM and training support.”
Black says the company will soon announce two exclusive team coaching partnerships with two of Canada’s top brands.

The Relentless One is from Emmy award-winning director and three-time nominated producer M. Douglas Silverstein. “The film unearths some very challenging subjects like domestic abuse, teen homelessness and mental health issues,” he says. “I believe the audience will have an emotional ride, while it ultimately leaves you with hope, the promise of love and some questions that may never be answered.”

The world premiere of the documentary will take place at the American Documentary & Animation Film Festival on April 8 in Palm Springs, Calif.

Kathleen Black Coaching & Consulting (KBCC) in Oshawa, Ont. is donating proceeds from its annual Ultimate Team Summit event, and Kathleen Black’s pilgrimage onto the Camino de Santiago in Spain, to her company’s Relentless to Rise campaign.

It’s an initiative to support services across Canada in empowering women and their families to “relentlessly rise, knowing the truth that they are deserving of safety, they are worthy and capable of cultivating a new path to a better future,” the company says.

The campaign raised money and awareness for domestic abuse in a time where people can not shelter safely at home due to the pandemic, and for those who have been robbed of their ability to walk safely in their communities, it says.

It recently donated $22,600 to The Denise House – Emergency Shelter for Women & Children, an organization that services the Durham Region in Ontario.

KBCC brought community awareness to the real estate industry by encouraging donations to be sent directly to their GoFundMe page for their Relentless to Rise mission; donations to local food banks in the community in exchange for an Ultimate Team Summit ticket; donations to local food banks in the community from brokerages in exchange for a keynote presentation (valued at $3,750); donations by purchasing an Ultimate Team Summit ticket, in which all proceeds from ticket sales will be donated to victim services located in Canada; and donations by sponsoring the Ultimate Team Summit event.

Last March, when COVID-19 brought the economy and real estate markets to a halt, Century 21 Canada introduced a daily online Facebook/Zoom webinar called Be Relentless. They have provided agents with coaching, mentoring, guidance and psychological support. They also created a daily schedule and motivation for salespeople during these unprecedented times. Presenters have included well-known coaches and speakers Alicia Berruti, Chris Leader, Chris Turcotte and David Greenspan.

Motivated by the success of the webinars, last week Century 21 launched Campus 21 TV.

Chiyoko Kakino, vice president of marketing for Century 21 Canada, says her goal was to produce a website that allowed salespeople to update and refresh their skills.

“The Netflix-like streaming site is a mix of live webinars and on-demand programming, which can be accessed by any device. Set up in the same layout as Netflix, you can search by topic (such as technology, marketing, social media and coaching academy), or by the names of industry experts (such as Jared James, Kathleen Black, Tom Ferry and David Greenspan).

Leigh Kjekstad, C21’s director of brand engagement says the weekly live Be Relentless webinars are available to everyone, while the on-demand training is available only to C21 salespeople.

“The live training will be posted on the on-demand and live platform later the same day so agents can catch up if they were busy during the live broadcast or can re-watch to review the training,” she says.

Even after COVID-19 has been eradicated or a vaccine is created, Campus 21 TV and the Be Relentless weekly live webinars will continue indefinitely. Salespeople with the brand now have access to a large library of on-demand training videos. The live webinars are held every Monday at 12pm ET/9am PT.

“Due to the pandemic, victims can not shelter safely at home and some have been robbed of their ability to find safety in their communities,” says Black in a news release. “We believe victims of domestic abuse and sexual assault deserve the resources to live without fear, as do our communities. It is absolutely necessary to bring awareness to a certain way of life, and the services that are necessary and crucial.”

Relentless to Rise is an initiative by Kathleen Black Coaching and Consulting to support services across Canada in empowering women and their families to “relentlessly rise, knowing the truth that they are deserving of safety, they are worthy, and capable of cultivating a new path to a better future,” says Black.

Kathleen Black was recently honoured with the “Iconic Women Creating a Better World for All Award” by Women Economic Forum.  It describes itself as “an international platform enabling women and leaders from all walks of life worldwide to expand business opportunities and enhance personal influence through networking across borders while being inspired by some of the world’s most successful entrepreneurs, authors, thought leaders and celebrities.” It is a non-profit with connections to 100,000 members in 150 countries, it says.

Black, of Kathleen Black Coaching & Consulting in Oshawa, Ont., was recently invited to be a part of the virtual Women Economic Forum – Bangalore 2020 Global Summit. The event brought together speakers from around the world with a diversity in strengths, experiences and perspectives.

The award is for “upcoming leaders who with their entrepreneurial spirit and creative actions and attitudes are bringing in the much-needed soft power to bring cultures and countries closer in friendship and exchange. It is for those who are making a difference and participating in co-creation,” the company says. The conference organizers select the awards based on “experience, results, influence and commitment to change the world for the better of all internationally.”

Black says receiving the recognition caught her completely off-guard.
